We aim to be both fair and competitive and have compared the market to ensure that we maintain these principles. Also, unlike many agents who do not disclose their fees upfront, often come up with hidden charges at the last minute or make it nigh on impossible to find them on their websites, we are totally transparent from the offset, so you can be confident that there will be no nasty surprises.

FEES FOR LANDLORDS

Our standard fees are outined below.

These are however our maximum fees and are subject to change due to various deals and promotions we run throughout the year – to find out if you are eligible for any current deals or discounts please call us to discuss.

LEVEL OF SERVICE OFFERED

TENANT FIND: 10 % INCLUDES:

  • Collect and remit initial month’s rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deductions and provide tenant with the NRL8 if relevant

RENT COLLECTION: 12% INCLUDES:

  • Collect and remit monthly rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deductions and provide tenant with the NRL8 if relevant

FULLY MANAGED: 15 % INCLUDES:

  • Collect and remit monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commissions and other works
  • Undertake two inspection visits per annum and notify landlord of outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term

EXAMPLE OF FEES

On a 12 month managed long letting of £1,000 per month our total commission fees of 15% would be £1,500

On a 12 month non-managed long letting including rent collection of £1,000 per month our total fees of 12% would be £1,200

On a 12 month non-managed long letting of £1,000 per month our total fees of 10 would be £1,000


ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE)

Setup Fee (Landlords Share) £0.00

  • Agree the market rent and find a tenant in accordance with the landlord guidelines;
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and lettings consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and County Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee TBC guide £100 - £180

Dependent on the number of bedrooms and / or size of the property and outbuildings

Deposit registration Fee:£0.00

  • Register the landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits £90.00

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance linked visit Submission of non-residents landlords receipts to HMRC £40.00
  • To remit and balance the final return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Arrangement Fee for works over £15 % of net cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Arrangement Fee for refurbishments over £ 15 % of net cost

  • Arranging access and assessing costs with contractor;

Rent Review Fee £0.00

  • Rent review in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve section 13 Notice if tenancy is on a rolling monthly basis

Renewal Fee As per agreement – typically 5-10% depending on level of service

  • Contract negotiation, amending and updating terms and arranging a further tenancy agreement

Checkout Fee TBC – Guide £100 - £200 depending on size of property / how many rooms

  • Agree with tenant check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs / replacement /cost of any broken or missing items

Court attendance £50.00 per hour

BEFORE YOU MOVE IN:

Administration & Contract Fee £300.00

Administration Fee, Contract negotiation (amending and agreeing terms), agreeing the tenancy and preparing contractual agreement

Referencing Fee £100.00

Per tenant - Processing the application, associated paperwork and referencing. (Identify, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability)

Guarantor Fee (per guarantor) £100.00

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee £60.00

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Accompanied Check in Fee from £120.00

Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Pet Deposit Returnable additional Security Deposit – TBC at Landlord’s discretion

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy. This is the decision of the landlord and is usually an additional 1-2 weeks security deposit, but this does vary.


DURING YOUR TENANCY

Amendment Fee £250.00

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement


ENDING YOUR TENANCY

Check out Fee £0.00 (unless otherwise agreed with landlord)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee £50.00

Collating information and preparing a reference for a future landlord or letting agent


OTHER FEES AND CHARGES

Lost Security Items £0.00

Obtaining necessary permissions, sourcing providers and travel costs

Out of Hours Services £50.00

Where the actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Professional Cleaning (if required) £30.00 per hour which will be deducted from the Security Deposit

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy
